2024 Leasing Highlights

This year we unveiled Eden Dock– a first-of-its-kind, urban oasis in the heart of the Wharf, created in partnership with world-leading charity the Eden Project. The green haven has had a significant positive impact on biodiversity, creating more opportunities for people to connect with nature.

Construction of Europe’s tallest and most technically sophisticated purpose-built commercial lab building has started on site at Canary Wharf, London. One North Quay will supply London with best-in-class, purpose-built lab space that will support an ecosystem of companies ranging from multi nationals to educational establishments, as well as fast growing, innovative life science and technology companies. In partnership, CWG and Kadans are developing One North Quay, an 823,000 sq ft vertical campus, which is one of the biggest commercial developments to commence in London this year and will be delivered in Q4 2027.

CWG and QIA unveiled plans for the world’s largest transformation of an HQ office tower into a sustainable mixed-use building. KPF, the world-renowned architectural practice won a global competition run by QIA and CWG to reimagine 8 Canada Square.

2024 Leasing Highlights

This year, we marked several significant milestones in our leasing activities, underscoring the continued transformation of Canary Wharf into a dynamic community for talent and business.

  • Morgan Stanley extended its lease with us for their 547,000 sq. ft. EMEA headquarters at 20 Bank Street. The lease, running until 2038, includes investments to enhance the property’s sustainability performance. “Canary Wharf has been the location for our EMEA headquarters for over 30 years,” said Chris Beatty, EMEA COO. “We’re pleased to be extending that tenure and look forward to witnessing the next stages of Canary Wharf’s evolution.”
  • Fitch has recommitted to the area choosing to keep their headquarters in Canary Wharf, with Revolut increasing their footprint in their new headquarters at YY.
  • We welcomed dynamic new tenants, including SSV Capital and Sipral, contributing to our communities in 40 Bank Street.
  • Rittal and FIA both renewed their leases at One Canada Square, as well as Hexaware relocating from 40 Bank Street and upsizing their footprint as part of the processes.
  • AviadoBio, a pioneering gene therapy company focused on neurodegenerative diseases, consolidated its UK office and lab space into an 11,000 sq. ft. innovation hub at 20 Water Street, alongside other 14 fast growing biotech companies at Kadans Innovation Centre. This expansion highlights the growing life sciences cluster at Canary Wharf, attracting cutting-edge companies and fostering groundbreaking research.
  • We reinforced our commitment with The Felix Project, providing dedicated office space to support their vital work in addressing food poverty across London.
  • Our Tech community and co-working space, Level39 continues to see incredible growth of its members. Earlier this year, eToro re-committed to their office at Level39 (98 desks) which has housed their UK HQ since 2013.   • Fuse Energy, founded by Alan Chang, former COO at Revolut, joined Level39 in March 2024 and have signed to grow their team from 45 to 75 desks from Jan 2025
  • Canary Wharf Group have also agreed a deal with Imbiba, the specialist leisure, lifestyle and entertainment investor, to open a 65,000 sq. ft. hotel operated by House of Gods, restaurant and music venue at 12 Bank Street. Canary Wharf continues to position itself as a premier retail destination with openings this year including, Kricket, Roe, Marceline, Hovarda and Newbie. Other key openings include Next, Third Space Wood Wharf and The Cube experience.
